Property: Large 18th Century Manor House
Listed Status: Grade II
Details of Work : This is a historic Building Survey on a large Georgian Property including Outbuildings and Land. The survey was designed to provide full information on the condition of this large property and to identify defects. This is a typical example of the larger historic building surveys that we carry out for clients prior to purchase. |

Property: Large Victorian House
Listed Status: Not Listed
Details of Work : Project Management. This is large late Victorian property on the west side of Dartmoor. We have been involved in this property for many years, including the original survey before purchase, and several major projects to modify and convert it to its present very high standard of presentation and internal facilities. We have carried out Architectural Design, Planning Applications and Approvals, Building Regulation Approval and Negotiations with Contractors including Services to achieve a very high standard of condition both internally and externally, and a major increase in the property value |

Property: Large Modern Chalet Bungalow
Listed Status: Not Listed
Details of Work: Home Buyers Report and Valuation.This is a large and fairly new high grade bungalow on the east side of Dartmoor. It has exceptionally high internal finishes and fittings. We carried out a Home Buyers Report and Valuation including Re-Instatement Cost Analysis and comment upon the value. The work included a detailed measure of the building, a detailed inspection of the inside and outside, and a standard format report to our clients.

Details of Work:
Maintenance and Repair.
This is a detail of serious decay to timber floor structures in a large Victorian House. The floors were found to spring and when opened up, as shown in the photograph, we found extensive Woodworm and Wet Rot Decay. We were able to advise our client’s to install specialist joist replacements built into new wall plates within the stone wall to entirely repair the defect in the long term. |

Property: Large 17th Century Manor
Listed Status: Grade I
Details of Work:Building Pathology:This is Grade I listed building in Mid Devon. Following purchase, major problems with dampness internally where discovered. Our clients requested that we advise upon the cause of the dampness. The work involved a detailed examination of the condition of roofs, and internal surfaces which were excessively damp following a cool and wet spring. We advised our client’s that the problems were due to poor ventilation, and lack of knowledge of the humidity control systems which had earlier been installed, clearly to help with the problem we diagnosed. The situation is now back to a normal for a building of this type.
